Downingtown:
Papermill on the Brandywine is a mixed-use development project in Downingtown, Pennsylvania. The site, which overlooks the idyllic Brandywine River in the heart of the borough, is being developed through a joint venture with Carrollton Development Group. Consisting of 10,000 square feet of retail space, 45,000 square feet of office space and 72,000 square feet of new condominium flats, the project is a model for the new urbanist live, work, and play mindset.

Phase One was delivered in early 2009. It consists of two residential condominiums (sold and occupied) and two retail venues. The first, Firecreek, is a beautiful 6,500 square foot restaurant and bar. This venture is being driven by Chef Carlo deMarco of 333 Belrose. The second retail unit is a 1,500 square foot burger joint with the moniker Doghouse Burgers. Another venture managed by Carlo di Marco, Rob Donaldson, and Jim Creed, Doghouse puts its own unique signature on this classic American meal. Links to both establishments are below.

For Phase Two, an existing 12,000 square office building will be increased (by building on top of and adjacent to) to approximately 45,000 square feet. This phase is expected to commence in early 2010. Finally, 64 residential condominium units are planned for Phase Three.
