Silverang Hallowell
and a partner acquired this former gas station at an
auction. The
property has enormous inherent value as retail space,
as it is located at the intersection of two major roadways
in suburban Blue Bell; however, its prior use burdened
it with environmental hazards needing expert remediation.
Silverang Hallowell drew upon its extensive environmental
expertise to clean up the site and ensure its success
once repositioned as a retail property. Silverang
Hallowell secured the necessary variances and provided
all necessary renovation services for Continental Bank’s
current occupancy of the site.

Thirty-three acres
of formerly underutilized “brownfields” property
on Essington Avenue, adjacent to the Philadelphia Airport,
are currently being developed as the new Food Distribution
Center, a new 681,000 square foot state-of-the-art produce
and seafood wholesale center. Our partnership, working
alongside O’Neill Properties Group as a joint venture
partner, repositioned this asset which was formerly home
to a golf driving range and a salvage operation. Our
work to consolidate the property, acquire proper zoning
variances, and remedy all environmental issues on the site
added substantial value to the property and is essential
for its successful redevelopment. This project is
a part of the PA Land Recycling Program endorsed by the
City of Philadelphia, the EPA, and Pennsylvania Governor
Ed Rendell. The site has been sold to an agency
of the Commonwealth of Pennsylvania. O’Neill
Properties Group is currently constructing the facility.
